How it works

A tenant improvement turns an empty or outdated space into one that works for the business moving in. Doctor’s and dental offices, professional offices and commercial fit-outs all start the same way: with the lease, the landlord’s requirements, and what the space has to do every day.

Offices that serve the public carry more requirements than they look like they should — barrier-free access, washrooms, fire separation, ventilation, and the permits and inspections that go with them. Those are resolved in design and in the permit application, not discovered after the walls are up.
